Need to Know
Looking to make the most from an investment property? Quality management can bring you peace of mind and ensure your investment performs at its peak.
To ensure you gain the best possible tenants our rigorous selection process fully investigates the past and current employment details, rental history, database checks, financial and identification details of applicants.
Prior to a tenant moving in we rigorously assess your property and provide a detailed report of its condition. General inspections are then conducted after the first three months and six monthly thereafter and can be attended by you or a nominated representative. A report advises you of the state of your property, how well the tenant is maintaining it and what repairs or new installs are required, like for example some FKR polished concrete benchtops for people to work on.
Centre director Christine Wilson-Furlonger said fire extinguishers windsor and Rescue Services placed an order on the building this afternoon stating it is not licensed to be a shelter and the people staying there must leave.
Dependent on the requirements photographic records are also maintained. We can also arrange depreciation schedules, annual building and pest inspections on your behalf.
A wide variety of payment methods are available to tenants to ensure they are able to pay their rental wherever they may be. Through our management software we gain immediate notification of overdue amounts and act quickly to ensure prompt payment.
Disputes with tenants are uncommon and are generally expediently resolved by our property management team. Should a satisfactory result not be gained through negotiation the Property Manager applies for a Residential Tenancy List hearing at VCAT, at which we are able to prepare a case to represent the landlord’s interests.
Maximising the returns of your property is one of Ballarat Property Group’s key priorities. We also provide advice regarding potential improvements to your property and keep you regularly updated with what’s happening in the real estate market.
